Board of Zoning Appeals
About Us
The Board of Zoning Appeals is established for the City of Hanahan as a quasi-judicial board with the powers and duties provided in the South Carolina Code § 6-29-800 et seq. The powers of the Board are limited to four (4) specific subject matter areas:
- Hear and decide appeals where it is alleged the Zoning Administrator erred in an order, requirement, decision, or determination. In such cases, the Board may reverse or affirm, wholly or in part, the Zoning Administrator's actions. The Board of Zoning Appeals shall have all the powers of the Zoning Administrator in such cases and may direct the issuance of a permit.
- Hear requests for variances and decide as to their validity when strict application of zoning standards would cause unnecessary hardship.
- Grant special exceptions for land uses specified in the Zoning Ordinance and allowable only by special exception.
- To remand a matter to the Zoning Administrator if the record is insufficient for the board’s review.
The Board of Zoning Appeals is comprised of five citizens and meets on an as-needed basis. They serve four-year terms. Applications to request to be heard by the Board may be submitted to the Building and Codes Department.
